Placed item regen

I have a placed item in a room, I have no idea how to make this item regen. It should be along the same lines as alder chest. I have gone over how alder chest is done (item, spells, textblocks, room)but can not find anything that might indicate regen abilities. So point is, I have this great item that apparently I will have to manually regenerate everyday and sorry, I am not that dedicated. I know this can be done, and I am sure it is something very simple I have missed and I am going to laugh my ass off when I figure it out.
